The Baldwin Saloon is evolving beyond its historic roots to become a comprehensive hospitality complex. Reserving our lower lot for an optional, data-driven Phase 2 expansion, we will evaluate Year 1 metrics to dictate the property's highest and best use.

Should our hospitality demand outpace our initial footprint, this tier of expansion will introduce a modern fine dining restaurant and lounge. Serving as the sophisticated anchor to our property, this upscale dining room will seamlessly integrate with the historic saloon, tasting room, and music venue to create a singular destination where heritage meets contemporary luxury.

Alternatively, if wholesale and retail demand for Baldwin Spirits becomes our primary growth driver, this lower lot is perfectly suited for a major expansion of our distillery to facilitate high-volume production.

While both pathways offer immense strategic value, the vision below explores the culinary scenario—a glimpse into the ultimate fine dining expansion and a "Night at the Baldwin."

The Full Experience

The Baldwin expansion is designed as a choreographed journey. A guest’s evening might begin with a flight of Baldwin Spirits in our dedicated tasting room, followed by a walk through Oregon’s first saloon to take in the historic art and atmosphere. After a cocktail and a game of pool in the modern bar addition, the transition is seamless: when your table is ready, you’ll head downstairs into the warm, refined glow of our fine dining room to enjoy a menu meticulously tailored by our executive chef.

Strategic Infrastructue and Scalability

This second-tier investment is designed for maximum capital efficiency. By utilizing the Saloon’s existing high-capacity kitchen—which is situated on the same level as the new restaurant—we eliminate the substantial cost of a secondary culinary build-out. Furthermore, this expansion serves as a powerful proof of concept for the lot’s footprint. While we have modeled a fine-dining expansion, the property offers a unique pivot opportunity: a future buyer, such as a large-scale regional operator like McMenamins, may choose to utilize the site’s significant square footage for industrial fermentation tanks or expanded production for Baldwin Spirits.
